1. Who we are

This site is operated by addy real estate, a Canberra agency operating under Corporate Licences 18404251 and 18404252, at 102/27 Lonsdale Street, Braddon ACT 2612. In these terms, "we", "us" and "our" mean addy real estate, and "you" means anyone using this site.

2. Accepting these terms

By using myaddy.com.au you agree to these terms. If you do not agree with them, please do not use the site. These terms cover your use of the website only. If you engage us to sell, lease or manage a property, that relationship is governed by the separate agreement you sign with us, and that agreement prevails over these terms if the two ever conflict.

3. Property information

We work hard to keep property information accurate and current, and much of it comes to us from third parties such as property owners, developers, surveyors and photographers. Details change, and mistakes happen.

• Nothing on this site is an offer, a contract, or a promise that a property is still available.
• Measurements, floor plans, land sizes, images and inclusions are indicative only. Images may be edited, staged or digitally furnished.
• Inspection times, price guides and availability can change without notice.

Before you rely on any of it, confirm the specifics with us directly and make your own enquiries. You should get your own legal, financial and building advice before entering into any transaction.

4. Appraisals and price guides

An appraisal we provide, whether through this site or in person, is our opinion of likely market value based on comparable local sales and our knowledge of the market. It is free and it comes with no obligation.

An appraisal is not a sworn valuation. It is not prepared by a certified practising valuer and should not be relied on for finance, taxation, family law, insurance or any other purpose that requires a formal valuation. If you need one of those, engage a qualified valuer.

5. Enquiries and forms

When you submit a form on this site, you agree that the details you give us are accurate and that you are entitled to provide them. If you give us someone else's details, you confirm you have their permission.

Sending us an enquiry does not create an agency relationship or any obligation on us to act for you. We will get back to you, but we are not obliged to accept every engagement.

6. The tenant hub

The maintenance reporting tool in our tenant hub is provided by Tapi, a third-party platform. When you use it, your request is handled through Tapi's systems as well as ours.

The tenant hub is for non-urgent requests and general information. If you have an urgent repair or an emergency, do not rely on a web form. Use the after-hours contractor numbers listed in the tenant hub, or call us. In a life-threatening emergency, call 000.

7. How you may use this site

Use the site for its intended purpose: looking at property, learning about us, and getting in touch. You must not:

• Scrape, harvest, crawl or systematically copy content, images or listing data, or use automated tools to extract it
• Republish our listings or photography on another site or portal without our written permission
• Use the enquiry forms to send spam, marketing or anything unlawful, misleading or abusive
• Attempt to gain unauthorised access to the site, or interfere with how it runs for anyone else
• Use the site or its content for a purpose that competes with our business

8. Our content and brand

Unless we say otherwise, everything on this site, including text, photography, floor plans, layout and the addy name, logo and three-square mark, is owned by us or licensed to us and is protected by copyright and trade mark law. You may view it and print a copy for your own personal, non-commercial use. Anything beyond that needs our written permission.

9. Third-party services

This site relies on services provided by others, including Netlify for hosting and form handling, Google Fonts for typography, and Tapi for maintenance requests. It may also link to other websites. We do not control those services or sites, and we are not responsible for their content, availability or practices. Their own terms and privacy policies apply when you use them.

10. Liability

We provide this site on an "as is" basis. We do not warrant that it will always be available, uninterrupted or free of errors.

Nothing in these terms excludes, restricts or modifies any right or remedy you have under the Australian Consumer Law or any other law that cannot lawfully be excluded. Some of those rights are guarantees that cannot be contracted out of, and we do not attempt to.

Subject to that, to the extent permitted by law we are not liable for any loss or damage arising from your use of this site or your reliance on information published on it, and where we are able to limit our liability we limit it to resupplying the relevant information or the cost of doing so.

11. Privacy

How we handle personal information is set out in our privacy policy, which forms part of these terms.

12. Changes and governing law

We may update these terms from time to time. The current version always lives at this address, with the date it was last updated at the top. Continuing to use the site after a change means you accept the updated terms.

These terms are governed by the laws of the Australian Capital Territory, and you submit to the non-exclusive jurisdiction of the courts of the ACT.
